house for sale by owner

"Montemullum"
A little piece of paradise is for sale in the Byron Bay Hinterland.

A massive house on 5 acres is available through the owner for $895,000. The property is on Coolamon Scenic Drive, on the picturesque escarpment south of Mullumbimby. As the address implies the scenery is spectacular.

Views of the ocean compete with scenes of forested hills and lush valleys.

Ocean view
seen from the front verandah
Sunsets above the rainforest
seen from the back veranda

A short 5-minute drive to Mullumbimby, NSW 2482
15 minutes from Byron Bay and never-ending beaches
45 minutes from Coolangatta (Gold Coast) airport

On the property's gently sloping land are 1000 towering pine trees, a touch of rainforest along the creek with a permanent spring-fed water supply. The lawns and gardens around the house are designed for ease of maintenance. The idyllic setting is only matched by the house and its endless attributes.

At first glance it looks like an average three-bedroom family home - a very large, average home. But a closer look reveals much more. The main area (upstairs) has 3 good-sized bedrooms with built-in wardrobes. Two of the bedrooms, the living room, and one of the downstairs offices have built-in Air Conditioning. Furthermore, the house has a fully self-contained flat with private access, full-length wide verandas (slate at the front and timber at the rear), 3 bathrooms, a massive rumpus room downstairs, 2 offices (or additional bedrooms) downstairs plus a 2-car garage with a large workshop. It also has lots of storage space in an enclosed narrow room downstairs which stretches the whole length of the house.

The house is bright and stylish. The living and dining rooms are spacious and the large windows capture the ocean view to the east. The spacious and bright kitchen overlooks the property to the west.

Water situation:
At the flick of a switch, water can be pumped from the creek to a tank. The outside taps are hooked up to that tank. 2 large rainwater tanks (46,000 litres combined) supply the house. The pumps under the house are lower than the tanks so the water is gravity-fed to the bottom floor (a great advantage when the electricity is interrupted and therefore the pumps are not working!). The more-than-adequate water supplies ensure the property remains one of the greenest in the country even in a drought.

There are lots of trees and shrubs, and a healthy vegetable patch. The little orchard near the house provides an array of fruits and nuts, including orange, tangerine, lemon, mulberry, avocado, plum, nectarine, pecan, macadamia nut, papaya (pawpaw) mango, custard apple, lemon myrtle, sweet potatoes and oodles of banana palms.

Other inclusions on the property are a shade house, horse yard, a car ramp and pit.

We have been living here for 7 years and we love it.

But - Why do we want to sell when we are living in paradise?

We are in our late fifties and would like to work less and to relax more. We had to make a choice: either keep on working full-time and living on this gorgeous piece of land, or downgrade our workload, sell the house and live in a less spectacular surrounding. We decided on the latter, and that's the reason we want to sell this gorgeous house and property.
